Design and Building Requirements
Saddlecreek Subdivision is a 35-lot community featuring scenic walking paths that enhance the neighborhood’s beauty and accessibility. The community is managed by a Homeowners Association (HOA) Board, consisting of a president and two additional members, who oversee governance, community standards, and neighborhood improvements. Our HOA fees are $125/month which covers landscaping and maintenance along with snow removal during the winters.
To ensure architectural integrity and maintain high design standards, the Design Review Committee (DRC), a three-person panel, evaluates all home designs through a three-phase approval process. This process includes an initial concept review, a detailed design submission, and a final approval before construction begins. The DRC meets monthly to review submissions, provide guidance to homeowners and builders, and enforce design guidelines that preserve the aesthetic and value of the community.
Internet-sourced plans often fail to meet key requirements, leading to delays and extra effort to ensure compliance. To streamline the process, we encourage you to work with a qualified architect and follow the required process listed on our website. Homeowners may also seek professional consulting services for additional guidance. Reviews of incomplete designs will be billed at the architect’s hourly rate, as additional time is needed for clarification, adjustments, and compliance with community standards.
Design and approval process through the ARC:
- Pre-Design Review – A brief meeting with the Design Review Committee and professionals to discuss guidelines, inspiration, and expectations. (saddlecreekmidway@gmail.com)
- First Submission – Provide initial massing and character studies (floor plans are optional).
- Review Fee: $1,000
- Second Submission – Submit plans and elevations to ensure alignment with design principles.
- Final Submission – Submit final house plans, exterior materials sheet, and preliminary landscape planConstruction Fee & Deposit: HOA Reserve (Non-refundable): $2,000.
- Construction Deposit: $9,000 (refundable in $3,000 increments at different build stages).
